If your stay is far less as 45 days, send 100% immediatly. If the stay is far more as 45 days, immediately send 50% and balance 45 days before the departure.

The extra charges must be settled on the spot, by cash or credit card.
The security deposit if less than € 2.000 will be adjusted upon arrival in cash to our representative and prior damage will always be returned in cash at the end of the stay. For our special luxury villas being the security deposit required over € 3000, it will be regulated by bank transfer and will be returned the day after departure, always by bank transfer.

Inside the bank tranfer must indicate the name of the accommodation reserved and the period of the stay.
4. CHECK IN & CHECK OUT
Housing allocation will be made in the afternoon of the day of arrival from 4 pm and the return of the keys must be done no later than 10.00 am on the day of departure.
It is very important to stick to the timetable of the check-in to allow our cleaning staff to prepare the villa thoroughly for your arrival and equally important is to respect the check out time not to delay in delivery of the next guests.
5. NUMBER OF OCCUPIERS
The number of occupiers must be that shown in the booking confirmation and however, shall not exceed the maximum number specified in the website.
During the lease period,the presence of a number of people superior to what was agreed, without the express permission of the lessor constitutes grounds for cancellation without refund.

6. **CANCELLATION BY THE CLIENT
The customer may cancel their reservation prior to departure with a penalty equal to the percentage expressed to follow:
Up to 45 days before the arrival: 50%;
After 45 days before the arrival: 100%
Please note that we highly recommend you to have a trip cancellation plus baggage insurance!
7. CANCELLATION CAUSE COVID
Independent Villa guarantees flexibility in the planning of the holidays, respecting the decrees issued and guaranteeing understanding for the circumstances attributable to the Covid-19: should it not be possible to enjoy the booked stay, In fact, a voucher equal to the amount paid will be offered, valid until October 2022 or alternatively, IV will return the amount paid.
8. RESTITUTION OF THE PROPERTY AND ANSWERABILITY OF THE CUSTOMER
At the expiry of the lease, the customer must return the property in perfect condition, except for normal wear,comply with the contractual requirements, making good directly any deficiency and/or deterioration. In the case of claims beyond the security deposit or, not immediately recognizable, we will endeavor to collect the amount of the damage from the customer and send it to the owner.
9. JURISDICTION
This contract is governed by Italian law and the Court of Tempio Pausania (SS) in Italy alone is competent for any dispute or dispute, to the exclusion of any other Court.
